Golf Property in Bulgaria
What are the current trends of property sales close to top tourist destinations compared to properties near golf courses?
Purchasing villas within mountain or seaside golf courses has been a big hit lately with the traditional British and Irish buyers of holiday properties in Bulgaria. Buyers’ keen interest in such properties is set to rise steadily for the next years because property prices in Bulgaria are a number of times cheaper than matching properties in Western Europe. In Spain, for example, the price of houses offered in golf course areas is 3,000 – 4,000 euros per square metre, whilst in Bulgaria the villas in the future golf course area between Razlog and Bansko are currently offered for 1,500 – 1,600 euros per square metre, and for 1,700 – 1,800 euros per square metre in the area of Balchik. These prices are nearly 30% bigger than prices of houses and flats in the new holiday destinations. In Bansko, for example, holiday homes cost 1,200 – 1,400 euros, and 1,100 – 1,200 euros per square metre in Balchik. As a rule, villas within sports complexes are more expensive than other properties close to these sports amenities. The return on investment in golf courses can be attained by selling villas and overall management. About 80% are foreign investors who intend to rent out. At present, the profit from holiday properties is between 5% and 7%, yet higher yields are expected from the villas in the golf courses. The moment the news of a new golf course project is announced, it launches upward the price of plots in the area.
