The complex is situated within the borders of Marinka Village. This is a regulated land plot of 4800 sq.m. with 9 one-family houses built on it, 2- and 3-bedroom villas, a barbeque and a closed parking. The settlement will have its own infrastructure. It borders the living quarter of Marinka Village and faces agricultural land to the west, and the road to Dimchevo Village to the south.
Marinka Village is situated 13 south from Bourgas, on the road to Malko Turnovo. It is spread on a flat area. The nearest beach is about 3km from the village. Being located on one of the main international motorways, the village provides perfect conditions for communication and tourism development.
The village is inhabited by more than 2000 people, but those with permanent residence are less in number.
It was founded back in 1909. Its first name was Karagyozler, and later it was named Marinka. The legend says that this was the name of a young lady who committed a suicide near the river crossing by. The first settlements were people from Gabrovo and its neighboring villages. The first to come on this land was the so-called Stancho Dimov and his family. The villages was initially spread 1 km west from its current territory. The villagers here were mainly agricultural people. A major road has passed here which was used to drive charcoal from Strandzha to the port on the bank of “Chengene Skele”.
The first inhabitants here have turned the dense Strandzha woods into a fertile and attractive place to live. One of the leading figures was Ivan Kunev, who along with his wife has distributed into the village development. They both contribute for building the local school where they start to teach themselves later.
On the plot of land are envisaged to be built 9 two-storey villas all complied with the rules of settlement construction, and their location and distribution is shown on the plan called “SITUATION”. As per Regulation N 1 about the different types of construction, each villa falls within V category. The buildings do not have underground garages. There are 3 villas of type A, which have parking lots and south entrances. They are situated in the north-west part of the complex.
All villas have the same distribution of premises, the same construction and finish.
On the first floor are the premises of type “DAY” – sitting room and a kitchenette with dining area, entrance hall, and staircase leading to the second floor, en-suite bathroom, and storage premises. From the kitchen there is access to an indoor terrace – barbeque. On the second floor are the three bedrooms, en-suite bathroom, service room and a wardrobe room. All bedrooms have balconies and face to the south. All bathrooms have windows to ensure natural light, and are also supplied with ventilation. A fireplace is envisaged in the sitting room, connected with a water system with radiators for the central hearing of the whole building.
All villas are made of reinforced concrete constructions, the walls are brick, and the roofs are made of wooden beams with roof tiles on top. The second floors will not be made with reinforced concrete constructions. There will be thermo insulation between the ribs, and the ceiling will be made of plasterboard. Above the bathrooms will be laid two-layer waterproof plasterboard. The joinery is PVC, covered with fake wood plastic foil. The whole building is thermo insulated. All materials are described in the plans.
There will be green areas and good infrastructure in the complex.
