Sunny Beach coastal resort ranks highest in the list of resorts attracting property investment. Prices depended on development opportunities and construction density in the region. Investors prefer plots in smaller villages away from the densely constructed resorts. Sunny Beach attracts an increasing number of foreign tourists every year. In June 2007 the first mall in Bulgaria's popular Sunny Beach coastal resort will open. The Royal Garden Mall will be built on the main street of the resort, offering over 5 400 sq m of trade area or 129 stores. The trade centre will have a 300 m open trade street on two levels and an underground parking lot. The mall construction is part of a five-star hotel project in the town's centre, only 50 m from the beach. This would be the only place in Bulgaria's seaside offering under one roof all services tourists require.Because of the high demand, international investors and local traders had already rented a large part of the complex The resort is perched at 36 km north of Bourgas and about 90 km to the south of Varna and is the largest holiday complex on the Black Sea coast. Practically, the resort is located on the whole territory between the land of the village Vlas to the north and Nessebar to the south. Its construction began in 1958. It is naturally set in a small bay, protected by the slopes of the Balkan Mountain to the north. Its six-kilometers-long beaches reach as far as Nessebar to the south. The Mediterranean climate of the resort, a wide semi-circular bay facing east an over 8 km long beach strip, 30-60 m wide, fine golden sand, natural dunes a clean and gently sloping sea no dangerous fish, 1700 hours of sunshine from May trough September and average daily temperature in summer 27C makes it preferable for family tourism. It offers the whole spectre of services as well as plenty of entertainments for the children. This fine beach resort was awarded the prestigious Blue Flag International prize for proven ecological advantages. Action aqua park is located there that offers a lot of water attractions for each taste and age. You practise every conceivable sport: surfing, water skis and parachutes, hang-gliding and banana, sailing, yachts, paddle boats, cutters, scooters, rowboats, tennis courts, beach volleyball, playing grounds, mini-golf, skittle alley, bowling, riding ground, fitness halls, and sports tournaments for amateurs and professionals. The resort has international popularity and many investors find it very perspective.The real estate market there is highly developed.
