Buying properties in Denmark Breakthrough for foreign investments in Copenhagen, Denmark

Danish property business is in the middle of a paradigm shift where foreign investors have entered the market. In 2005, 55 percent of the investments were foreign and this is a significant difference compared with earlier where the share of foreign investment was insignificant.

The Breakthrough is coincident with an increase in the total return on investment at 26.2 percent. The highest in the latest 18 years. Thus concludes a newsletter from Sadolin & Albæk that the daily Børsen has had the opportunity to see before the publication.

This is not least due to Icelandic Stodir’s acquisition of Atlas Ejendomme at almost EUR 400 million and the Swedish Norrporten that recently bought Ferring’s domicile and by the way has been making large acquisitions in 2005.

In total EUR 1.7 billion was invested in the property market in Copenhagen in 2005. Hereof property worth EUR 900 million - corresponding to 55 percent of the investments - was acquired by foreigners.

The foreign investors’ entry is accompanied by a record rise on the Danish property market. The prices rose no less than 19.8 percent. Furthermore there is the current income, which gives a total return on investment at 26.2 percent, which is the highest in 18 years.
