The Area
The world famous Sunny Beach resort is located some 36 km north from Burgas in the foot of the Balkan range of mountains. It stretches along a large bay from the green foothills of the Balkans to the romantic and picturesque ancient town of Nessebar. Its beach, a seven-kilometers long expanse of fine golden sand, sloping gradually into the warm and safe sea, makes it an ideal resort for families. Accommodation and transport connections are excellent. Sunny Beach is located just off the A-class main road from Burgas to Varna and the International Airport of Burgas is only 35 km away.
Sunny Beach is a bearer of the prestigious international Blue Flag prize awarded annually to beaches and marinas that have met strict dog criteria, including water quality, good litter management, provision of information, strict dog controls and sustainable environmental management. The Development

Maintenance charges
Maintenance (service) charges for the complex villa or apartment owners are estimated to be in the region of 6.00 Euros per square meter per annum. Separate maintenance agreements will be signed with all owners upon completion. The charge will cover cleaning, maintenance, electricity and lighting of the communal parts of the buildings, swimming pools and exterior, gardening and landscaping, controlled entry and security.

Any apartment or villa can be reserved for maximum 14 days with a deposit of only E 2000 € ( non-refundable, should you change your mind and decide not to go ahead with the purchase ). It will however be deducted from the purchase price of your property upon receipt of the first installment. The buyer is expected to sign the preliminary contract with the development company and pay the first installment within two weeks. No negotiation is possible on the prices, unless buying in bulk.
Villas and apartments are sold off-plan on a share-of-freehold basis and a purchase contract ( in both English and Bulgarian ) will be signed between the developer and the buyer for each property sold. There is no need to form a Bulgarian limited company to purchase an apartment or a villa in this development.
It is also not necessary to visit Bulgaria in order to reserve a property or sign the preliminary contract. However, buyers must be present in person for the transfer of ownership or appoint their representative through a power-of attorney.
Payment Plans:
