During the last few years the village turns into more and more preferable destination for tourism and holiday. The place is situated about 3 – 4 km far from the biggest Black Sea resort in Bulgaria – Sunny Beach, at the foot of the mountain, 120 m above the sea level. It is no chance that many families from Great Britain, Germany and the Scandinavian countries choose Kosharitsa for their holiday home. Main part for their decision is the geographical location of the village. A lovely view can be seen from there. On the East one can see the ruins of the ancient Nessebar, Pomorie is situated far in the distance, and in sunny weather you can see the North flanks of Strandja Planina. On the West there are Biberna Peak, the Black Hill and the mountains of Aitos.

The golden seacoast of Sunny Beach, one of the most popular Bulgarian resorts, is only a few kilometers far from Kosharitsa village, as well as the biggest yacht port in Bulgaria – St. Vlas.

The largest Bulgarian sea resort complex Sunny Beach is famous with varied and complete tourism and recreation during all seasons of the year, but also for prophylactic health stay and treatment under the influence of the wholesome sea climatic factors and the valuable mineral water found out during the last years by means of drilling.

The resort spreads out widely between the peninsular town-museum jutted out into the sea and sea resort as well - Nesebar and the south sides of the Eastern Balkan Mountains planted with trees and shrubs. Nessebur is a lovely picturesque place situated on a small rocky peninsula and linked to the mainland by a narrow neck of land, 400 m long. . It is one of the oldest European towns and is declared as a monument of culture under the protection of UNESCO. The ancient Greek polis Mesemvria appeared in the place of the Thracian settlement Mesambria( 2nd millennium BC ). The ancient people, whose life depended on nature, choose this place because of its excellent health and climatic conditions.

There is a regular bus transport from Nessebar and Bourgas to Slanchev Bryag, plenty of private minibuses, route and ordinary taxis, water transport to Nessebur and Bourgas. There is a local transport in the resort Sunny beach – mini-train by which you can travel from the one end of the ten kilometers beach to the other end. Burgas Airport is situated in a picturesque bay on the southern Bulgarian Black Sea coast, 10 km north-east of the city of Burgas which ranks second among Bulgarian municipalities by its well-developed industry. One of the greatest strengths of Burgas Airport is the excellent opportunity it provides for intermodal transportation by air, sea and land – Bulgaria’s busiest Port of Bourgas, an important railway junction, the E 87 international motorway and Trans European Corridor № 8 are all located just 10 to 15 km away from the airport. Within a 30 km radius of the airport are situated the attractive seaside resorts of Slunchev Bryag, Nessebur, Elenite and Dyuni, providing accommodation for more than 1 000 000 tourists annually. The tourist season lasts from May to October, thus ensuring steady leisure traffic during this time of the year.

Near Kosharitsa village is situated the forest reserve “Kalinata”, famous for its natural field of torfaceous snowdrop and the unique green vegetation in the dense forest.

    Depending on whether you are buying a completed, half-completed or an apartment that is still in its initial phase of development (off plan), ARES – M Ltd. offers several different payment possibilities.

    PAYMENT SCHEME:

  • € 1500 deposit fee
  • 30 % payable with 21 days + preliminary contract
  • 30 % after the construction of the framework and roof
  • 30 % plastered walls and ceilings
  • 10 % usage permit


  • In any case, a 1 500 EUR deposit is payable two days after you have reserved an apartment, which serves as a guarantee to both buyer and seller. The deposit will be subtracted from the price of the property in case of purchase.
    Reserving the desired apartment, gives you a 21-day period, that allows you to organize your out-look of the property or to arrange the necessary documents for the signing of the pre-contract. During this 21-day period, the seller cannot sell the property to a third party. In case he does, he is obliged to pay back to the buyer double the amount of the deposit – 3000 EUR.

    Buying property in it’s initial phase of development

    Buying a half-completed property
    70% of the total property value is payable, when signing the initial contract. The final contract states how and when the remaining 30% will be paid in accordance with the building progress.

    Buying a completed property

    When purchasing a finished apartment the full amount of the selling price is payable.
    Nevertheless you’re buying a property in it’s initial phase of development, a half-completed property or a completed property, payable are also all fees that are in accordance with the Bulgarian legislation.
    For your security, we recommend you to find a lawyer (we can recommend), who will perform the necessary checks, prior to paying the deposit. Once your lawyer is completely satisfied with the conditions of the sale, the purchase contract will be drawn up and then you will be given the payment schedule.
