General information for apartment complex “Nessebar”
The apartment complex “Nessebar” is an entity combining luxury built apartments, commercial and service areas with lots of extras included, making it practically a standalone fully functional residential compound. It is a unique blend of a super modern building, offering all kinds of comforts, and many places within its boundaries that could satisfy the needs of every apartment owner. “Nessebar” is divided in 5 blocks, each of which has its own entrance. The whole building takes up 3800 sq. m., and includes many different by size and location apartments in accordance to even the most exquisite and demanding client. The entire area of the complex is 9500 sq. m. with 2000 sq. m. are left free, not built upon and for flora growth.
The five blocks of the main building are situated in the form of letter “L”. Most of the apartments have view to the pool and facing the sea, while the others are facing the mountain.

Block A is comprised of 29 apartments, including one bedroom apartments – 26 and two bedroom ones – 3; the size of which ranges from 56.86 sq. m. to 107.93 sq. m.

Details

Stage of build

The construction system of the building’s base is monolithic concrete-steel and beamless. The outer walls are made of gasconcrete blocks 30 cm wide and before the outer construction components there is 5 cm thick heat insulation. The inner walls are built with single bricks. The roofs are flat by architectural detail with 8 cm heat insulation from fibrane. The joinery of all the apartments and commercial areas is PVC. The building is released at a fully finished stage with a color mineral plaster, marble stairways, outer parking lots, 50% greening of the terrain and designer formed leisure corners for the owners.

    Each client who has purchased an apartment in NESSEBAR complex gets GUARANTEED RENTAL INCOME of 5% per annum for the first two years after acquiring the property; as well as a management contract with Property Management Ltd. – the biggest company in Bulgaria specialized in managing big apartment complexes. The first 5% are deducted from the property price as soon as the property ownership is transferred to the new owner. The second 5% are paid out by Property Management Ltd at the end of the tourist season in compliance with the agreement between the two parties.

    Together with signing the Preliminary contract for the apartment purchase, each client signs a contract for Management of the Complex Common Areas. This is an essential element of the current documentation between the investor and the buyer and it is related to the total area of the apartment purchased.
