Here we present to you the beautiful building which guarantees its owners the best comfort and relaxation enjoying the proximity of the fine beaches of the charming town of Kiten. Located on the main international road leading to Istanbul, Turkey and only 45 minutes drive from Bourgas Airport, the small town of Kiten has very good road and air transport accessibility. Furthermore, the city is only 1 km from the former International Youth Center Resort (IYCR), which is being renovated and finely developed into a majour tourist center by tour operators, and the Duni Resort, which resorts are nominated by the Bulgarian government as two of the nine resorts with international importance. Having this in mind, Kiten resort will inevitably become a periphery if not fully connected with IYCR and benefit from the international interest and popularity.
On the other hand, the natural resources of Kiten and the region are spectacular. The South Black Sea coast is famous for its sandy beaches and greener surrounding areas. In fact, Kiten is right at the borders of the Strandza National Park and only 10 km from the Ropotamo River strictly reserved erea, with virgin nature and huge eco-tourism potential. However, main natural resources of Kiten are the two wide and sandy beaches, which are professionally managed to provide good services.
Currently there are only two developments for sale. Fleming Building is 90% already pre-sold and finishing is scheduled in October this year. The building was offered to the market in the Summer of 2004 with an off-plan price of EUR 700 even before the whole of the foundations was not started. At that time this price equaled the prices in prime locations in Sofia like Beli Brezi and Krasno Selo. Currently only less attractive apartments are still not sold. Total number of apartments was 60. The building is right at the seashore. No pool is projected. While we offer you top quality apartments at extremely suitable prices and payment in installments.
The low supply of residential properties in Kiten is due to the limited space. The only prime location still undeveloped is the area of Harmani Apartment Hotel. In this way, Harmani Hotel and the whole micro area, will be surrounded by prestigious newly built hotels and will become a prime vacation location. This would be advantageous for the sale of the apartments in Harmani due to the high rental potential, which is the most important economic incentive of the buyers.
The area of Harmani is just a 2-minutes’ walk from the north beach, where also the main night life is concentrated and also a 5-minutes’ walk from the south beach, where there are more restaurants. In this way, this micro area is quiet in terms of no main walking traffic is concentrated through it, but at the same time very close to beaches, restaurants and entertainment areas.
Having shown the attractiveness of the area of Harmani, the following are the main characteristics of the apartment hotel itself.
The concept of the hotel is to provide a good quality of service, being a relatively small and quiet hotel with 24 apartments, a day bar and a pool in front of the bar, a fitness center, a kid’s entertainment area and a sky terrace for sun bathing and cooling drinks. There is no restaurant projected as the attached to Harmani Hotel will have a very big restaurant and another restaurant will not be economically feasible. Instead of that, the day bar will be a piano bar in the evening hours, with no equivalent in Kiten so far. Additionally, catering services will be provided at the apartments. Car parking for all guests with 24-hour security will be provided in the suburbs of Kiten, over a plot of land owned by the owners of Harmani land. Two parking lots will be provided for the Hotel servicing cars.
The construction of the hotel will be of high quality. Using Leitl and Wienerberger bricks will provide excellent insulation and also will certify the building as energy efficient and it will be free from property taxes for 10 years. Additionally, solar panels will be used for water heating.
The construction company owner is highly experienced and educated person; he has hired a very experienced local technical supervisor, who has successfully supervised number of summer hotels.
Currently, a research is being made for possibilities of geothermal cooling/heating of the building.
Although the building is of only 4 floors, a small elevator is projected for better services.
Finishing of the apartments will be made of laminate, granite/terracotta flooring and the common areas will be of high quality carpets for noise reduction.
